MORE NEW HOMES IN WHITE GUM VALLEY

A large residential development is under construction in White Gum Valley. The boundaries of the East Village by Landgate are Montreal, Blinco, Wood and Knutsford streets, so a welcome addition to Fremantle.

It is close to public transport, Booyeembara Park, the golf course and Monument Hill.

As a demonstration project, East Village in Fremantle will be a living laboratory, delivering valuable lessons from real-life initiatives to support a more sustainable way of living.

A range of water initiatives have been designed to bring Waterwise living to life at the estate. Other features will include electric vehicle fast charging, solar panels and battery storage, share electric vehicle scheme, quality landscaped private and public spaces.

The estate will deliver Australia’s first blockchain ready homes, with new residents participating in leading trials of this new technology. Residents will be supported to embrace One Planet Living through a range of innovation initiatives.

WHITE GUM VALLEY VERGES LOOKING GREAT

Driving through White Gum Valley it looks like there is a Valley Verges project going on with many home owners planting verge gardens and even vegetable gardens.

They are assisted by the City of Fremantle’s Verge Preparation Assistance Scheme which offers free mulch and street trees, subsidised native plants and expert advise.

It’s looking great already!

THE VALLEY COMMUNITY CELEBRATES SULLIVAN HALL

Sullivan Hall in Fremantle’s White Gum Valley celebrated its 60th birthday on Sunday and the community turned out in droves.

The weather was perfect to share memories about the old hall, that it started when parents wanted a hall for the Girl Guides Association and collected money for building materials.

The hall official opened in 1959 but was enlarged in 1962 when community members raised ten shillings per family.

The hall has been used for weddings, birthdays, engagements, balls, discos, dancing, yoga, meditation and karate, and more.

The White Gum Valley dancers have been using Sullivan Hall since 1961.

Sunday’s celebrations included a choir, racing pigeons, children activities, pipers, etc.

Great to watch a community coming together and sharing.

SULLIVAN HALL MEMORABILIA AND STORIES WANTED

Cute Sullivan Hall in White Gum Valley is 60 years old and organisers plan to celebrate its birthday on August 11 and 12 with cake stalls, singing, dancing the release of racing pigeons, and more.

To commemorate the history of the community hall organisers are keen to get hold of memorabilia, photos, stories, etc. to put on display.

Early residents of White Gum Valley were interviewed recently so that their stories can be included in the Fremantle Library history collection.

LINEAR PARK IDEA HAS MERIT FOR FREMANTLE

 

Landcorp has come with the interesting proposal to the City of Fremantle of creating a ‘Linear Park’ between Montreal and Wood streets as part of the residential development that is being built there.

The Linear Park would be created on the road reserve verge along Knutsford Street from Wood Street to Montreal Street in White Gum Valley, instead of Landcorp having to pay Fremantle City $ 404,075 cash in lieu.

I am not sure how wide the ‘park’ would be and if it would replace pocket parks throughout the development.

The proximity of Booyeembara Park makes it questionable if  a narrow stretch of ‘park’ is a good idea in that location.

Here is what City of Fremantle officers recommend to the Councillors at Wednesday’s Strategic Planning and Transport Committee:

OFFICER’S RECOMMENDATION
Council :
1. Approve the acceptance by the City of Fremantle of a sum of $404,075 (exc GST) as cash in lieu of the provision of public open space as the means of complying with a condition of approval of the subdivision of land at lot 1819 Blinco Street, Fremantle.
2. Support the future expenditure of the cash in lieu payment referred to in 1 above (when received) on public open space improvement works to Booyeembara Park consistent with acceptable uses of cash in lieu funds specified in WAPC Policy DC 2.3 (subject to formal budget approval at the appropriate time), and authorise officers to request the approval of the Minster of Planning for this use of the cash in lieu payment, in accordance with the requirements of section 154(2)(c) of the Planning and Development Act 2005.
3. Advise LandCorp of Council’s resolution in relation to items 1 and 2 above, and also acknowledge the merits of the concept design for a high specification landscaping treatment of part of the Knutsford Street road reserve verge adjoining lot 1819 Blinco Street.

CAN FREMANTLE INDUSTRIAL ARTS PRECINCT BECOME A REALITY?

A community working group came together at Stackwood on Monday afternoon to discuss if the dream of a Knutsford Industrial Arts Precinct can become a reality or if  the challenges are too daunting.

Architects, artists, planners and three Fremantle Councillors attended the meeting, as did Freo Mayor Brad Pettitt and CUSP Professor Peter Newman, and chair of the City’s Design Advisory Panel Geoffrey London.

The Mayor said the Knutsford Street area was an amazing precinct with amazing opportunities, but the question was what we want to create here and how do you compliment ‘making things’ work with the rest of the community?

Participants said a Fremantle Industrial Arts Quarter was all about place, people, creativity, resilience, community, heritage and innovation. It would be funky, green, amazing, economic, vibrant and sustainable.

Geoffrey London said it would need water-sensitive outcomes for infill developments and asked how can we make it into a sustainable precinct. He suggested to narrow the very wide roads which would create lots of recreational opportunities on the verges.

Participants suggested that housing that related to the industrial area with distinctive architecture should be considered, as is storm/grey and black water management solutions. There should be housing typologies for sustainability and density.

Peter Newman said the examples shown from European developments looked all the same, and I agree that many of these sustainable developments look monotonous. It is probably a challenge to create innovative and attractive buildings when one needs density to make it sustainable and affordable, so that would be a major challenge.

One huge challenge is the soil contamination of the area and how to remedy that, and also how to combine noisy industrial art studios next to residential housing. It is also important to combine living and working environment, so that artists can live where they work.

But how do we do it? A planning framework would be required, and community input, and State Government changing some of the suffocating planning rules.

People want bigger visions, and we need new governance and investment structures for these innovative ideas. Who has got the power to change the dynamics and create a culture of innovation?

Many of the warehouses are probably not worth saving but we should retain a warehouse typology in the precinct, and we need to be clear about the minimum standards we want to achieve and develop visual guidelines. What is the Knutsford style?

And the last speaker of the workshop said it would take five people who are willing to make less money to want to make a difference, to get it started.

It is a very challenging project and it will need a Heart of Beaconsfield style of approach to start finding practical, innovative and creative solutions. There is no doubt in my mind that the area has huge potential to become something special!

KNUTSFORD URBAN DESIGN STRATEGY ON AGENDA

 

The Knutsford Urban Design Strategy, which is on the agenda of the  Strategic Planning and Transport Committee of Fremantle Council on Wednesday, will no doubt attract a lot of input from the arts community in the semi industrial area that is earmarked for development.

The officers mention that walkability is an essential element of the plans, as well as respecting the original landscape, planting many more trees, flexibility when designing open spaces, disorganised parking on verges which affects cyclists and pedestrians, and connecting a path network in the precinct.

Community centres in the area, such as the Fibonacci Centre, are unique and need to have breathing space around them to be able to continue and that will be one of the many challenges for the development plans of the precinct.

YOLK GETS TOP AWARD FOR EVERMORE PROJECT

The Yolk Property Group received top honours on Saturday night at the WA Awards of the Urban Development Institute of Australia(UNDIA).

YOLK received the top award for it’s affordable and highly sustainable Evermore project in White Gum Valley, and were also a finalist in the Environmental Excellence category.

The 24 apartments development, in two buildings, is trialling new technology such as solar photovoltaicss and lithium battery technology.

SUSTAINABILITY AT WGVs EVERMORE DEVELOPMENT

The $ 11.5 million, 24-apartment Evermore development on the corner of Stevens Street and Beazley Way in White Gum Valley is ready for occupation.

It is part of the One Planet WGV community apartment project-the first in WA- by the Yolk Property Group and offers solar and battery technology in a strata development, where residents can sell renewable energy.

The Yolk development consists of two buildings, which have one, two and three-bedroom apartments, and according to the sign at the building this morning there are only five of them left.

Home owners are getting a 40 per cent discount on their daytime electricity use and a free solar system at no initial cost, which they can buy after ten years for only $ 1.

Sustainable development is becoming more and more popular with home buyers.

The Evermore development offers a communal outdoor area between the two buildings, with outdoor kitchen, BBQs, entertainment area, vegetable garden, bike repair station and bench seating.

There are nearly 170 solar panels on the rooftops.
